说下自己DMV - First time 的买房经历,适合起步无老可啃的普通人

地点: Maryland Rockville nearby。

When: Purchased this Townhome in 2011.

Background: Relocated to DMV due to work (First job after
securing the Green card). 我们小中产, this is our first real
estate bought at the greatest timing because it was the best time
to get in and purchase properties If we think back now.

整体而言很开心。房子的Overall characteristics:

1)Great location,去哪里都近,离工作 15分钟,Walking distance to
a super big shopping mall在几个小型城市的中央,换工作也没有
commuting的担忧。About 5 min driving distance to the great
landmark Costco, StarBucks, and 99 Ranch super markets.
Walking distance to a local Lake.

2)Neighborhood is OK though not the greatest area. The local
town is the Number 1 city with highest population of immigrants
from other countries. Demographics works for me. 我们是在那个居

3)学区分数不高. Town has 6~10%的亚裔,还有其他background (White,

Since I did not have to consider Schools, location and living
convenience are major consideration factors for me.

4) This is a foreclosure property and the house was in a really
bad shape (Non-livable condition). It had to be a cash deal –
I was able to land the deal with a little less than the asking
price and settled it quickly.

5)Very old home,about 40 years age. However, the barebones,
Gas system, roofing, HVAC and electric system are in good
shape. There were a few observed molds on the drywalls -
With an inspection report confirming no serious foundation
concerns, a decision was made quick and deal secured right a
few days after offer submission.

6)便宜呀,在以上的基础上还便宜(10万). Even with additional $50K
reno. cost,total cost basis is very affordable with approx..
$150K for a 3 bedroom and 2.5 baths townhome. 老点就老点忍了 –
It does look like new after the renovation.

7) This TH was used as my net asset to obtain an HELOC (Home
equity line of credit) later as my primary residence. It offers
down payment fund for later investment properties.

The last one bullet is the key: Build net asset using your
primary home and start investing as early as possible.
