不复杂，但是要注意安全，LED灯散热非常重要，所以看你的design乐。如果是一般的
recessed can就简单些，4寸，6寸的标准的安上就好。

My house has over 70 recess lights because it's a model home. No need to
install LED, CFL is good enough. Our PG&E bill is even less than the one of
old apartment because the new home has much better insulation.

原来您老住的是样板房啊。那种recess light是很好。尤其是装了CFL灯泡以后。您老
的住房是怎么insulation的？靠墙板里面填棉花一样的东西，还是怎么搞的？

我对房子一窍不通，所以才买新房因为有一年的保修，只知道所有窗户都是双层玻璃，
屋顶和窗户终身保修。
But it's a single family house with 2100 sq ft inside and no other house in
the entire 78 community can beat the location. The living room, kids room
with bunk bed and patio are facing south with view of community park. Dining
room and master suite with balcony can see the mountain on the east. House
gate open to th east side and garage door to the north. The only side
blocked is the west side. Every room is bright and all 3 and half bath rooms
has windows. The high school is 2nd best of the city with 50 percent Asian,
not as high as 80 percent Asian of the 1st one but still majority. The best
is the kid can walk to all schools before they go to college. This is my
dream house and very lucky I bought it as a first one without looking at any
others, and no agent, but still got 32000$ discount and all furniture.

Close to 3/4 million about two years ago. The resale value is so so because
the lot is small, only 1500sq ft. You can find my home at slide No 4 (the
third one from left) from following link. All 6 homes right by the community
park are bought by Chinese. My neighbor is a EB5 from Beijing and only stay
at his new home every six month for 1-2 weeks.

对了，您那种房子的红瓦片，是橡胶的还是真的瓦片？我看您的房子不错。lot要么有1
个acre左右。要么干脆没有。上海有条叫安福路，算是上只角的。有些复式的洋房跟你
的房子蛮像的。

我在华东理工做科研的时候，曾经需要一些数学计算。曾经拜访过数学系一个教师家。
就是在安福路的小洋房里面。房子多少年过去了，还是蛮高级的。当时就觉得一猥琐小
老头，教数学的。现在一想，人家1平方米7万人民币。他爸爸传给他200平方米啊。就
是200万美金不止啊。

房子真是个好东西。

反正我是受不了，所以买房 Milpitas 甚至warm springs都不考虑。弯曲垃圾分类做的
很差，因为是CRV，不像NY和OR空瓶可以直接退5分钱。

It is hot in 2012 but so so during 2009-2011, or even lower than the peak in
2007-2008 except PA. That's the total market value not her profit. You have
to give agents 6% of sale price as a seller and most deals are purchased by
the agents themselves or cash offer only. You need downpayment at least 20-
25%, some time 40% as investment property to get good rate on mortgage, and
keep paying property tax and HOA if there's any. The best time of 0 down is
gone, the future is dependent on how many Chinese will shift their profit
from China to Bay Area. If you want to be a first time homeowner, please go
ahead because the interest rate is low. If you want to invest, you have to
be very careful and most time need networking to get a good deal.
